When taking out a new mortgage, refinancing, or increasing an existing mortgage, customers of Rabobank can borrow a maximum of 30% of the value of their home on an interest-only basis, up to a maximum of €150,000. These stricter norms also apply to Obvion’s interest-only mortgages, a subsidiary of Rabobank.

The interest-only mortgage has been the subject of intensive discussions between the supervisors and Rabobank in recent years. Based on the conversations, Rabobank and Obvion have decided to offer fewer interest-only mortgages as of May 11, 2026.

Michiel van der Zant, Head of Private Clients at Rabobank, explains the decision: “Interest-only mortgages are and will remain a valuable addition to our portfolio. They can contribute to affordable financing. Yet at the same time, we have concluded that a stricter policy is required.”

If customers do not make any changes to their existing mortgage, this stricter policy will not affect them. If a customer refinances or moves into a new home, or makes certain changes to their existing mortgage (for example increasing the Interest-only mortgage), the new rules will apply. In special situations, such as divorce, death, or at the end of the mortgage term, Rabobank and Obvion will seek to provide acceptable solutions.

Both the Nederlandsche Bank (DNB) and the Autoriteit Financiële Markten (AFM) published last week about interest-only mortgages.
