How does a mortgage work for new construction?
Construction deposit
Since Mares still needs to be built, you use your mortgage mainly for the purchase of the land and for the costs during construction. In new construction, the construction costs are paid from a construction deposit.
Construction interest
You pay construction interest during the construction to the contractor and mortgage lender. The construction interest consists of a financing fee and deferral interest. The financing fee includes the costs incurred by the contractor during the period before you sign the purchase contract, such as the purchase of the land and building materials. The interest on the financing fee is often included in the purchase price and therefore not tax-deductible. If you finance this amount, the interest is tax-deductible. Deferral interest is paid over the period between signing the contractor agreement and the moment you sign the mortgage deed. This interest is tax-deductible.
Double housing costs
You often have to deal with double housing costs during the period that the new house is being built. If you have savings, you can use them to pay these costs. Costs for new construction
In new construction, you often do not pay transfer tax because the house is delivered free of charge. You also usually do not pay appraisal fees and brokerage fees. Costs for any additional work are the extra work carried out during construction on top of the standard delivery of the house, such as a different kitchen or extra sockets. The costs of additional work can be financed in your mortgage. In addition to the purchase costs, you also have to deal with advice and closing costs. These are the costs for advice and guiding the mortgage application and the associated insurance. In new construction, you pay notary fees for the mortgage deed. The notary prepares this deed and arranges the registration with the Land Registry. In new construction projects, it is common for the project notary to handle both the transfer and the mortgage deed.
